Our Aim
Is to recover rent and property from nuisance tenants. Once you have subscribed to our annual membership service which will give you your own unique reference, you will have access to our legal expertise in this field for 12 months at any time.
In normal circumstances other Solicitors or non legal companies will charge the following for tenant eviction cases.
Evicting Tenants
Step 1
We will arrange for a notice to be served on your tenant. This is when most tenants realize how serious you are, and in most cases it's the only jolt they need. The tenant has fourteen days to act on Step 1. If they pay or leave we don't need to take any more action, if they don't, we immediately go to Step 2. This process is approx 120 pounds.
Step 2
We arrange for Court proceedings to begin, a court hearing date is set and a Barrister is instructed. The Barrister appears before a judge to obtain the possession order. Then, if the tenant doesn't act on the court's order, we go to Step 3. This process is approx 570 pounds.
Step 3
If at this point the tenant doesn't leave by a date set by a court. We will arrange for the court bailiffs to remove your tenant, and you get your property back. This process is approx 200 pounds.
Evicting Squatters
Step 1
We will arrange and draft urgent proceedings, take a witness statement, and issue proceedings at court, with an early hearing date set usually within 14 days.
Once the hearing is obtained, we will also arrange for papers to be served on the squatters, an advocate will attend the hearing to obtain a possession order and for the order to be served on the squatters. This process is approx 950 pounds.
Then, if the squatters dont leave
Step 2
Once a possession order has been obtained, the squatters need to be evicted. For speed we arrange for High Court Sheriffs to set down an urgent eviction date, which will take approximately 7 days. There will be 2 High Court Sheriffs attending on the eviction to oversee safe possession to the owner. (lock change not included) . This process is approx £980 Pounds.
The owner can arrange for the county court bailiffs to set an eviction date, but can take weeks.

Advice
This service enables you to instruct us to advise on your landlord and tenant related problem for a fixed fee. If the problem is a complex one we will give general advice and a quotation for any further work needed. This would normally be charged at £75.00.
Section 21 Notice
If you would like us to draft this notice for you to serve, under cover of a solicitors letter. This would normally be £75.00.
Section 21 Notice with service
If you would like us to draft this notice for you and arrange for service by a professional process server. This would normally be £175.00
Section 8 Notice
If you would like us to draft this notice for you to serve, under cover of a solicitors letter. This would normally be £75.00.

Accelerated Possession Proceedings
Provided there is a written tenancy agreement, you can normally use this procedure to evict your assured short hold tenant. This would normally be charged at £385.00
Possession proceedings- rent arrears
If your tenant is in arrears of rent of more than two months, and provided you have served the correct notice first, you can instruct us to obtain a possession order for you in the courts. This would normally be charged at £570.00
Bespoke Tenancy Agreement
If you want a tenancy (or license) agreement for your particular circumstances, you can instruct us to draft a 'bespoke' agreement for you, which will be based on one of our standard agreements. This service includes advice (where appropriate) on the proposed terms requested by you. This would normally be charged at £352.50
Standard Tenancy Agreement - basic
If you want just a few basic alterations made to our online tenancy agreements, you can use this service. This will cover up to five amendments to our standard. If you require more amendments than this you will have to use the bespoke tenancy agreement service. This would normally be charged at £94.00
Tenancy Agreement Check
In view of the Office of Fair Trading's recent guidance on Unfair Terms in Tenancy Agreements, all existing tenancy agreements should now either be replaced or reviewed. If you prefer not to have a new agreement, get your existing tenancy agreement checked by us. This would normally be charged at £387.75.
